A Chattanooga developer plans to break ground this week on a modern, four-story, flatiron-style apartment building and commercial project south of downtown.

Central Crossing, a 50,000-square-foot development at the corner of Central and Rossville Avenues, will offer 32 apartments for sale, said Matt McGauley of FTC Development.

“It will have a high-end, contemporary feel,” he said in an interview about the $17 million project. “It’s masonry, glass and metal.”

According to McGauley, one-bedroom apartments are selling for upwards of $400,000, while prices for two- and three-bedroom apartments rise from that point.

He said the building, which will rise on a 45,000-square-foot site currently occupied by a small supermarket and set to be demolished, is expected to open in September 2025.

Kelly Fitzgerald of SVN Second Story Real Estate Management said the ground-floor commercial space is for lease or sale.

“It’s a great opportunity to invest in real estate,” she said in an interview.

Fitzgerald said there is about 2,400 square feet available for a restaurant. Other potential business uses for the commercial space include small boutiques, financial and creative services, a medical spa, salons and a fitness-related operator, she said.

“It has an iconic look,” Fitzgerald said of the planned structure.

Jay Robinson, a broker with Keller-Williams, said by phone that potential buyers for the apartment complexes include young professionals looking to live in the Southside and other people looking for a second home.

“The timing is perfect,” he said. “It definitely fills a need. There’s a lack of inventory.”

Robinson cited Central Crossing’s location near Montague Park and the Sculpture Fields, saying the area is “about to explode” in terms of interest.

McGauley said some of the Southside has not yet reached its potential, even though the new building is near the mixed-use Burnside development and close to a planned Fitness Central fitness facility.

The new development will feature a center parking lot with 58 spaces on site, McGauley said. There is also parking nearby, he said.

“We predict where the growth is going to be,” McGauley said of the project, adding that Central Crossing will accelerate expansion.

The nearby Burnside development off Rossville Avenue opened about three years ago and offers residential and commercial space.

The work includes the renovation of a former paper mill into a mixed-use complex in a 60,000 square foot development.

Last year, fitness operator Sportsbarn sold its East Brainerd center to a local group, Fitness Central, which also plans to open a new location downtown at 2133 Rossville Ave. Group officials said previous plans were to lease and renovate an existing building, offering 10,000 square feet of workout space.
