The Mezz licensed premises occupies 7,200 sq ft, providing ample space for bar trade, while the 29 bedrooms offer potential for further revenue in an area with high visitor demand.

Broker Lisney Commercial Real Estate is targeting a price of €8.75 million for the landmark River House Hotel and Mezz Bar in Dublin’s Temple Bar district.

The subject property, which has been owned and managed by the Conway family since its original development in 1995, has formerly housed a 29-bedroom hotel and licensed premises. The bar previously traded as Peig Sayers and Danger Doyle’s until its most recent renaming as Mezz Bar and Nightclub. The hotel has frontage and access to both Eustace Street and Temple Lane, offering the prospective purchaser the opportunity to develop a high volume business in one of Dublin’s busiest tourist destinations.

Commenting on the sale, Shane Markey and Rory Browne of Lisney Commercial Real Estate said: “It is extremely rare for a freehold pub to come up for sale in Temple Bar, the last public sale being Bad Bobs in 2014. Bars in this important precinct do extremely well due to the large number of daily visitors concentrated in such a small area, meaning that pub owners in the precinct often hold on to their properties for decades.

“The Mezz licenced premises occupies 7,200 sq ft, providing a significant opportunity to generate a high volume of bar trade, alongside the clear potential of the 29 bedrooms in an area with strong visitor demand.”
